SEO for mortgage brokers means getting your firm found by people researching mortgages on Google and AI tools, then turning those searches into enquiries, while keeping every page within the FCA’s rules on financial promotions. I’m George St. Georgiev, an SEO consultant who also advises on mortgages at an FCA-authorised firm, so I work on both sides of that line.

This page is about marketing, not mortgage advice. It isn’t legal or regulatory advice either: always check promotions with your compliance team or network.
Why SEO works differently for mortgage brokers
Mortgage SEO is harder than most local-service SEO for three reasons: buyers research for weeks before they enquire, Google holds financial content to a higher standard of trust, and every page that promotes your service is a regulated financial promotion.
Long research, late enquiry. A first-time buyer may read about deposits, affordability and Help to Buy alternatives for months before contacting a broker. The firms that win the enquiry are usually the ones that answered those early questions clearly.
Higher trust bar. Mortgages are a “your money or your life” topic. Google’s quality guidelines expect evidence that real, qualified people stand behind the content: named advisers, clear firm details and accurate, current information.
Regulated content. Most SEO advice ignores the fact that a broker’s service pages, rate examples and social posts are financial promotions. Content written without that in mind often has to be pulled or rewritten after compliance review, sometimes after it has started to rank.
Compliance-safe SEO: what the FCA rules mean for your website
Compliance-safe SEO means writing pages that can rank and also pass your compliance review first time. In practice that means fair, balanced claims, the right risk warnings, an accurate description of your regulatory status and sign-off before publishing. The same details that satisfy compliance (named advisers, clear firm status, balanced claims) are also the trust signals Google looks for on financial pages.
Financial promotions and risk warnings
Promotions for regulated mortgages fall under the FCA’s rules for home-finance promotions in chapter 3A of the Mortgages and Home Finance: Conduct of Business sourcebook (MCOB 3A). Like every financial promotion, they must be clear, fair and not misleading, and they must carry the required risk warnings where the rules call for them, such as “Your home may be repossessed if you do not keep up repayments on your mortgage.” For SEO this matters most on product pages, rate examples and comparison content, where it is tempting to lead with a headline figure.
Appointed representatives and network sign-off
If your firm is an appointed representative, your principal or network is responsible for making sure you comply with FCA rules, and most networks require their sign-off on your financial promotions. Build that sign-off into the content plan from the start: agree which page types need approval, how quickly reviews come back, and which informational content (general guides, glossaries) your network treats differently.
Consumer Duty and plain-language content
Since July 2023 the FCA’s Consumer Duty requires firms to communicate in a way that supports customers’ understanding and avoids foreseeable harm. Plain, specific answers are also what Google and AI tools reward, so the two pull in the same direction: short sentences, defined terms and the downside stated as clearly as the benefit.
Reviews and claims
Reviews are a strong local ranking and trust signal, and since April 2025 the Digital Markets, Competition and Consumers Act has made fake reviews and undisclosed incentivised reviews unlawful in the UK. Only publish genuine reviews, don’t offer rewards for positive ones, and back every claim such as “award-winning” or “whole of market” with something you can show.
Do and don’t — at a glance
| Do | Don’t |
|---|---|
| Explain how products work, including the risks | Lead with a rate or saving without the conditions |
| Include required risk warnings on promotional pages | Hide warnings in footers or behind tabs |
| Describe your regulatory status accurately | Imply you’re “whole of market” if you use a panel |
| Name the advisers who write or review content | Publish anonymous financial content |
| Use genuine, verifiable reviews | Buy, invent or selectively filter reviews |
| Get promotional pages approved before publishing | Publish first and send to compliance later |
Which mortgage searches you can win
Brokers can compete for searches by product type and by borrower situation, not just “mortgage broker near me”. Each group needs its own page type: guides for early research, service pages for borrowers ready to talk to an adviser.
| Product or situation | Example search | Best page type | Note |
|---|---|---|---|
| First-time buyers | “how much can I borrow first time buyer” | Guide + calculator | High volume, early research; strong for AI answers |
| Remortgage | “remortgage when fixed rate ends” | Guide + service page | Time-sensitive; show timelines, not rates |
| Buy-to-let | “buy to let mortgage for limited company” | Service page | Some buy-to-let lending isn’t regulated; check how your network treats it |
| Contractors | “contractor mortgage day rate” | Service page | Specialist demand; see the Contractor Mortgages Direct case study |
| Self-employed | “self employed mortgage 1 year accounts” | Guide + service page | Lender-criteria questions work well as FAQs |
| Adverse credit | “mortgage with CCJ” | Guide | Sensitive; Consumer Duty and plain language matter most here |
| Later life | “lifetime mortgage” / “retirement interest only” | Guide | Lifetime mortgages need specific permissions and have their own required statements; check with your compliance team |
Local SEO for mortgage brokers
Local SEO for mortgage brokers gets your firm into Google’s map results and “mortgage broker near me” searches in the towns you serve. The essentials are a complete Google Business Profile, identical firm details everywhere, a steady flow of genuine reviews and location pages with real local substance.
- Google Business Profile. Choose the right primary category, list your actual services, add photos of the real team and office, and post regularly. If you work from home or remotely, set a service area rather than showing a home address.
- Consistent details. Use the same firm name, address and phone number on your site, profile and directories, matching how your firm appears on the FCA Register.
- Genuine reviews. Ask every completed client, make it easy with a direct link, and reply to every review. No incentives for positive reviews.
- Location pages with substance. Only create a town page when you can say something specific: local property prices, typical buyer situations, lenders active in the area or a case from that town. Copying one page and swapping the town name creates thin pages that drag the whole site down.
- Local citations. List the firm accurately on UK directories and adviser-finder sites relevant to brokers.
- Track enquiries by source. Use call tracking or form source fields so you know which pages and areas bring clients.
AI search for brokers
People now ask ChatGPT and Google’s AI Overviews questions like “should I use a mortgage broker” or “best broker for self-employed buyers”. AI answers in financial topics lean heavily on sources they consider trustworthy.
- Make your firm’s details, advisers and FCA status consistent everywhere AI tools read about you.
- Answer common borrower questions directly in the first lines of each section, so the answer can be quoted accurately.
- Check how the main AI engines describe your firm today, and correct inaccurate sources.

Questions
Do I need my network to approve SEO content?
If you’re an appointed representative, your principal or network is responsible for your compliance, and most networks require sign-off on financial promotions, which usually includes service pages and anything mentioning products or rates. Purely educational content may be treated differently, but that is your network’s decision. Agree the rules before content is written, so approval doesn’t become a bottleneck.
How long does SEO take for a mortgage broker?
Technical fixes and Google Business Profile improvements can show results within weeks. Ranking for competitive mortgage searches usually takes six to twelve months, because financial content needs time to build trust signals and reviews. Local searches in smaller towns tend to move faster than national product searches.
Can I use client reviews on my website?
Yes, if they are genuine and you show them fairly. Under the Digital Markets, Competition and Consumers Act, publishing fake reviews or hiding negative ones is unlawful. Don’t offer rewards for positive reviews, and check with your compliance team whether testimonials on promotional pages need approval.
Should I have a page for every town I cover?
Only for towns where you can add something specific, such as local property prices, a client case from the area or lenders active there. A page per town with only the name swapped is treated as thin content and can hold back the whole site. Start with your main towns and add more as you collect real local material.
Is PPC better than SEO for mortgage brokers?
They do different jobs. Paid search brings enquiries straight away but stops when you stop paying, and mortgage clicks are expensive. SEO builds slowly but keeps working and also feeds AI answers. Most brokers do best with paid search for immediate demand and SEO for long-term, lower-cost enquiries.
How is SEO for mortgage brokers priced?
Pricing is on request after a free consultation. The audit is a fixed-price project, and ongoing SEO and content are a monthly fee agreed in advance. You will know the full cost before anything starts.
